In 2023 Re-piping Project
UPDATED 5/30/23: The board has chosen a contractor and the project designer is working on the necessary plans to present to the city for applying for permits. The timeline for actually starting the project is later this summer with a completion early next year. Work will begin in 1 building and move on to another (one at a time) until all 10 are re-plumbed. What the project includes is the replacement of all of our incoming water supply lines in the buildings and on into each unit within. The water supply lines run into your kitchen, bathroom, and water heater (in your hall closet). Additionally, we will be replacing the drains going out from your kitchen and bathroom. To accommodate this, the walls in your bedroom on the opposite side of your kitchen will need to be opened up (drywall removed) to expose the pipes inside. Expect there to be about a 2-foot wide section from floor to ceiling opened up. For the bathroom, the process is a little less disruptive. Most of the pipes there can be reached from the outer common area hallway where drywall can be more easily removed. The project will also include repairing the drywall after the plumbing is replaced. Expect the entire process to take a few days to be completed in each specific unit. There is an exception in the case of ground floor units where the project will be more complicated than on other floors. Ground floor units sit on top of the building's concrete foundation and the pipes run underneath or inside the concrete slabs. Where this is the case, it will be necessary to jackhammer through the concrete to access the pipes and replace them. We will be notifying the community as we learn more and get closer to actually scheduling a strat date for the project. The drains run out of the building to one of a few manhole locations across the property and then out to the city's wastewater system. It will be up to the owner/resident whether they want to be present during the work and all it involves including the excessive noise.

In Electrical Panel Replacements
CECA Owners, do you have an original "Zinsco" brand panel in your unit? If so, the board is requiring that these obsolete and outdated panels be replaced. They have been known to have problems and have even caused fires. Please note the photo below to match your panel to the Zinsco type. If there is no blue tag on it, they usually (not always) have colored breaker switches. If you are still unsure, you can email a photo of your panel to the office, post it here or bring one by during business hours. Puget Electric is offering to replace your panel at a very reasonable cost. You may also hire another approved licensed/bonded/insured electrician to do the work. UPDATE: Office staff will be contacting each unit owner to inspect panels and make sure all of the Zinsco brand are replaced soon.
