Happening at Canyon Estates - JUNE 2020

 

POOL REPAIRS: Facilities Maintenance has drained the swimming pool with the intention of doing more repairs that are required by the King County Health Department before any possible use later this summer season. Because Covid-19 is also playing a factor, the pool will likely not be open in June. 

 

GARBAGE DUMPSTERS: Please be aware that between approximately June 1st and June 15th, Canyon Estates will be renovating it's trash dumpsters so that they can continue to serve us for many more years to come. For further information please read this notice from our Facilities Maintenance team. 

 

ELECTRONIC DOOR LOCKS: New door locks have been installed on buildings 1 through 9. Your current keys still work in these locks. You will need to turn the key only a quarter turn in the cylinder and then turn the flipper handle to open up the door. Electronic key fobs will be distributed to residents once the office is re-opened hopefully sometime in June. Each person in a unit must be registered and verified with the office to receive a building entry key fob.                                                                                                                                                                                                                                    

COVID-19 NOTICE: Monthly Board Meetings are being held in closed conference call until further notice. Minutes will be published for any of these meetings to keep owners informed about any board decisions. You can call or e-mail the office if you have any questions or needs you would like to bring to the attention of the Board of Directors. The office is closed to in-person visits until determined safe enough to resume full community services. Essential staff are still working but please give them safe space as they do so. Please be safe and practice social distancing when outside your personal condo unit.

            

Tukwila Parks re-open to limited use:  Once again we can take a stroll, run, bike or walk the dog in our beautiful city parks. Unfortunately we still need to avoid the group picnic and play areas in compliance with social distancing practices, but its a start.  And beautiful weather with May temps in the 80's.   :-)                                                                                                                                                            

           

Location Information and a short history about Canyon Estates:

The Canyon Estates community is located in Tukwila, Washington (population 20,000) which is an incorporated south end suburb of Seattle. We are located just north of I-405 and the Southcenter Mall area. The property is located about 150 feet up a small hill and the community overlooks a small cliff embankment on it's east side rising up from above the Green River. The river valley area below appears to look somewhat like a small canyon when viewed from the top. It all began in 1968 as a corporate rental apartment complex. 

In 1982 the property was incorporated as an HOA condominium and units were sold separately to private owners. Today the association is managed by an elected Board of Directors and is comprised of 186 (1 & 2 bedroom) units which are occupied by both owners and owner contracted renters. Some of the amenities at Canyon Estates include a seasonal outdoor pool and indoor cabana/clubhouse. On-site management is available Monday-Friday with some evening hours included. Tukwila park and City Hall are both just a block away.

 

Real Estate Agents and Buyers Notice:  Be advised that the 30% rental cap has been surpassed and a moratorium on new rentals is currently established along with an owner waiting list. If you would like to be added to the list contact our on site office to inquire. Also, here is a copy of a letter from the association's legal counsel regarding the issue of rentals.             Emergency Contractors:

For water leaks or other building emergencies during business hours M-F please contact the on site CECA management office.

After business hours for plumbing water leaks, we recommend calling Red Cedar plumbing 24/7 @ (206) 778-1090.

 

 

 

 

 

If the water leak is coming from a roof area, notify the office or a board member and arrangements will be made for repairs. For safety reasons roofing companies will generally not work during the dark night hours. NW Roof Service Inc is our chosen contractor. Phone: (253) 859-0903.

RESALE CERTIFICATES: Please contact the CECA Office staff to inquire about purchasing a resale certificate and disclosure document packet needed to sell your unit.
